Before you buy in Pinellas
- Ask for an elevation certificate. It often affects the flood premium more than the zone does.
- Read the seller's flood disclosure. Florida sellers must disclose past flood claims, FEMA assistance, and known flooding.
- Get insurance quotes during your inspection period, not after. In Pinellas, insurance can swing a monthly payment by hundreds of dollars.
- Know your hurricane evacuation zone too. Look it up with Pinellas County's Know Your Zone.
Flood zones come from FEMA's National Flood Hazard Layer, evacuation zones from Pinellas County GIS, and address matching from the U.S. Census geocoder. Zones can be approximate near boundaries.
