What Pinellas sellers should know
Insurability sets your price
Buyers can only offer what they can insure. Roof age, impact windows, and a current wind mitigation report shape their quotes — have the report done before you list so buyers can price insurance early.
Florida disclosure rules
Florida sellers must disclose known facts that materially affect value and aren't readily observable (Johnson v. Davis). Florida's flood disclosure law (s. 689.302, F.S.) also requires telling buyers about flood insurance claims, federal flood assistance, and known flood damage.
Close out open permits
Open or expired permits show up in the buyer's title and lien search and can delay closing. If work was done without permits, it's better to know now than in the inspection period.
Condo sellers: gather the building's reports
Buyers will ask for the association's milestone inspection (s. 553.899, F.S.) and structural integrity reserve study (s. 718.112, F.S.) for buildings three stories or taller, plus any planned special assessments.
Typical Pinellas seller costs
Florida's documentary stamp tax on the deed is $0.70 per $100 of the sale price, and Pinellas sellers customarily pay for the owner's title policy. Commission is negotiable. I'll give you a written net sheet before you list.
Moving within Florida? Keep your tax cap
Homestead portability can move up to $500,000 of your Save Our Homes benefit to your next Florida homestead if you establish it within the time the law allows. Talk to the Property Appraiser or your CPA about the details.
